A mortgage has many moving parts. My job is to make the process understandable, keep the right people informed, and help you make decisions without feeling rushed or left in the dark.

Conversation

We talk about the property, goals, timing, income, available funds, concerns, and what a comfortable payment means to you.

Document and credit review

The information appropriate for your stage is reviewed. Complex income, business ownership, credit questions, existing property, and transaction funds are identified early.

Program comparison

Available paths are compared using the complete picture—not only a rate or product name. Important assumptions and unresolved questions are made clear.

Preapproval and planning

When appropriate, a tentative preapproval is prepared from reviewed information. Cash, payment, property type, offer terms, and conditions are discussed.

Property or construction plan

The actual address, contract, occupancy, taxes, insurance, HOA or CDD costs, condo or property eligibility, appraisal, builder, and timeline become part of the analysis.

Application and disclosures

The formal application and required disclosures begin the documented loan process. A Loan Estimate is not an approval and should be reviewed carefully.

Processing and underwriting

Documents, credit, assets, income, property, title, insurance, and program conditions are verified. Amanda keeps borrowers and partners updated throughout.

Appraisal and property review

The required valuation and property-specific reviews are completed. Condos, new construction, renovation, mixed-use, acreage, and other scenarios can require additional analysis.

Final approval and closing preparation

Remaining conditions, funds, Closing Disclosure, identification, wire safety, signing logistics, and last-minute changes are confirmed.

Closing and beyond

After signing, funding and recording requirements are completed as applicable. Amanda remains available for future mortgage questions and planning conversations.
